Built up Area of each flat is 900 sq feet along with the terrace.It is the same size as the two bedroom flats on the first floors but instead of the second bedroom it has a terrace .The flats are located in Candolim and lies in the tourist belt of North Goa.
All the flats are located in one wing which consists of six flats.The entrance to the said wing is totally different from the other residents.
The small wing terraces( Each of 150 sq. feet ) is also usable exclusively by the six flat residents only.

Candolim is located adjacent to Calangute/Baga on one side and Sinquerim on the other side and shares the same shoreline/beach.
Candolim has a lighthouse at Aguada,Aguada jail on the hill ,Aguada Fort besides boating, parasailing and water scooters.The nearby Nerul bridge is a site for fishing.
Candolim is also the Venue for various Music festivals like Sunburn etc.
Scooters/Cars etc are freely available 20 meters, though prices vary as per season from Rs. 200/250 onwards and upto Rs.1200 per day in the Christmas week.
Cars can be arranged @ Rs.1600 for 8 hours/ 80 kilometers.

Do not get fooled
1.You are not booking a single room, but in fact you are booking an entire flat, consisting of 3 or 4 separate rooms.No interference and no common passages and no common kitchens and ample space.
2. All the flats are cross ventilated.There are only two flats per floor and each flat has windows on opposite sides and not just one door and a window and thus has sufficient natural light and air.
3. Near the beach and 5 minutes away may mean by vehicle and not walking distance.
4. During peak season 5 minutes away may take you 45 minutes to an hour by car.
5. Most flat rentals are done by persons who do not own the place and so besides the hard furnished amenties of a bed, lights and fans nothing else will be there. Small needs like bottle openers, knives, glasses, spoons, plates etc may not be taken care of. The place may not be grilled and hence unsafe.Our person who is onsite can always assist you.
6.Most flat rentals do not have a person on site and a phone call away may mean an hour.
7.Most flat rentals have a .75 tonne a/c to cool the room and not a 1.5 tonne a/c which we provide.
8. We allow 4/5/6 persons per flat depending on the season .Rates are quoted for all persons and not individuals.
9. All our flats have verandahs for the guests.
10.All our flats have a full fledged kitchen.
11. All our flats have a 190 litre fridge.
12. All our flats have two fans in the hall and one fan in each of the bedroom/s.
13. The geyser can be used as per the guests convenience not at fixed hours.It is not shared with the next room and not operated as per the caretakers timings.
14.All the flats have ample furniture besides the beds and ample place to move about.
15.While we do not have a swimming pool the Candolim beach is just 700 meters or 5/7 minutes walking distance away.
16. Candolim beach is less crowded compared to the nearby Calangute beach which is one and a half kilometers away and both share the same shore line.
17. We have no generator but we do give a rechargable light in each flat.
18. Most flat rentals will smooth talk you and con you with their sweet talk, they will not be there the next year because they have cheated the flat owners as well.
19. We do not charge you for parking your vehicle.Hotels charge you separately for the same.

Agonda: (About 37 km. from Margao). A small picturesque and secluded beach much sought after for its serenity.
Palolem: About 37 km. from Margao. Just west of Chaudi in the Southern Taluka of Canacona is one of the most enchanting beaches in Goa relatively deserted, with backdrop of Western Ghats.
Aguada Fort: 18 km. Built by the Portuguese in 1609-1612, to command the entry into the river Mandovi, in order to protect Old Goa from potential enemy attacks. A spring within the fort provided water supply to the ships that called there. The fort houses presently the central jail. A lighthouse is situated nearby, the visiting hours for it being 16.00 to 17.00 hrs.
Arvalem Caves: The celebrated caves of Arvalem, belonging to a remote era, are in a westerly direction not far away from the temple of Rudreshwar and are of archaeological interest. A mythical background is attached to these caves. Some are of the opinion that these caves have been carved by the traveling Buddhist monks. An inscription is noticed on a Shivalinga with a circular top in cave No.2 Its is in Sanskrit and in Brahmi characters of the 7th century A.D. It reads as Sambalura-vasi Ravih.
Arvalem Waterfalls: Leaving the temple of Rudreshwar, one can descend the staircase to look at a majestic waterfall shedding its exuberant silvery showers. The beautiful fall, with a head of about 70ft., forms a sizable lake at the bottom which offers a temptation to seasoned swimmers. The fall is best seen when in full flux, just after the copious monsoon, when it presents a raptures, ravishing and riotous aspect.

Water plummets hundreds of feet in large volume, in cascades, forming one of the most spectacular of all natural phenomena in Goa and a life line of our ecosystem in one of our Sanctuaries. It is also accessible by jeep-able(4 wheel drive) route (14 km) through the Bhagvan Mahavir Sanctuary. However, one needs to obtain permission in advance from the Department of Forests at Junta House, Panaji.
Kesarval Spring: (22 km) The spring emerges from hard and compact rocks and people bathe in its water with strong belief that it has medicinal properties.
Mayem Lake: 35 km surrounded amidst rolling green hills is an ideal picnic spot. Good accommodation facilities are available in Cottages. Boating is available on the lake.
Ancestral Goa: (Big Foot) A center for Art, Culture & Environment. houses, built in Latin style, also boasts of many modern houses, well laid gardens, statues and avenues lined with Glmohar, Acassia and other trees. Enchanting panorama unfolds from atop Altinho (Hill Top).
Mapusa: 12km.
The capital of Bardez Taluka, on the National Highway 17, is at the cross roads of the network of highways covering whole of North Goa. Weekly fair on Friday is held at the modern streamline market, attended by large crowds.
Pilar: 21 Km
. Important religious and educational center of Christian Missionaries. The Church, Seminary and School atop hillock command a magnificent panorama of the countryside around and a fine view of Mormugao
Harbour & Zuari River.
Margao: 44 Km. The capital of South Goa District in the hinterland of Southern Goa in Salcate Taluka is a thriving commercial metropolis linked by rail to the rest of India & Mormugao Harbour and by National Highways, with Maharashtra and Karnataka. It has imposing old mansions and modern buildings.
Vasco-Da-Gama: 37 Km.
A modern, well laid out city close to Mormugao Harbor, has beautiful and extensive avenues. The air terminus of Goa at Dabolim lies on the outskirts of the city. It is also the railway terminus for passenger service on the South Central Railway.
Mormugao Harbour: 41 km.
(4 km. From Vasco-Da-Gama) is one of the finest natural anchorages on the West Coast of India and the hub of intense maritime activity.
Chandor (Chandar):
9 km. East of Margao the menezes Braganza House, mostly late 18th Century and previously owned by Lemon nationalist and Journalist Luis De Menezes Braganza has a series of magnificent rooms especially the great salon with its fine furniture and the largest private library in Goa.
Beaches:-
Arambol Beach: (38 Km)
A unique beach in North Goa, is both rocky and sandy beach and much sought after. It has a sweet water pond right on the store.
Vagator: (12 km)
It is popular beach dominated by Chapora Fort to the North, on its imposing headland. To the South of Vagator is Calangute beach.
Anjuna: (6 km).
A popular beach area adjacent to Chapora Fort. In Anjuna there is magnificent Albuquerque mansion built in 1920, flanked by octagonal towers and attractive Mangalore tiled-roof.
Calangute: (1.5 km)
is the most popular holiday resort in Goa. Excellent accommodation facilities are available, particularly at the tourist resort and cottages.
Miramar: (Gaspar Dias), 15 Km.
A lovely golden beach of soft sand girdled with palm trees facing the blue Arabian Sea, is the nearest to Panaji.
Dona Paula: 17 km. An idyllic picturesque spot. Command a fine view of the Zuari River and Mormugao Harbour. Water scooter facilities are available here.
Colva Beach: About 6 km. from Margao. Colva beach is the pride of Salcete and the only rival to Calangute by its scenic splendor. Here, sand, sea and sky blend in enchanting natural harmony unspoilt by men. Has good accommodation facilities particularly at the tourist cottages.
Agonda: (About 37 km. from Margao). A small picturesque and secluded beach much sought after for its serenity.
Palolem: About 37 km. from Margao. Just west of Chaudi in the Southern Taluka of Canacona is one of the most enchanting beaches in Goa relatively deserted, with backdrop of Western Ghats.
Aguada Fort: 18 km. Built by the Portuguese in 1609-1612, to command the entry into the river Mandovi, in order to protect Old Goa from potential enemy attacks. A spring within the fort provided water supply to the ships that called there. The fort houses presently the central jail. A lighthouse is situated nearby, the visiting hours for it being 16.00 to 17.00 hrs.
Arvalem Caves: The celebrated caves of Arvalem, belonging to a remote era, are in a westerly direction not far away from the temple of Rudreshwar and are of archaeological interest. A mythical background is attached to these caves. Some are of the opinion that these caves have been carved by the traveling Buddhist monks. An inscription is noticed on a Shivalinga with a circular top in cave No.2 Its is in Sanskrit and in Brahmi characters of the 7th century A.D. It reads as Sambalura-vasi Ravih.
Arvalem Waterfalls: Leaving the temple of Rudreshwar, one can descend the staircase to look at a majestic waterfall shedding its exuberant silvery showers. The beautiful fall, with a head of about 70ft., forms a sizable lake at the bottom which offers a temptation to seasoned swimmers. The fall is best seen when in full flux, just after the copious monsoon, when it presents a raptures, ravishing and riotous aspect.
